When realtors put a home on the Multiple Listing Service (MLS), they know what will attract the attention of other real estate agents. Often a good agent will take multiple photographs of your home and will post anywhere from 8-12 pictures, with the best lighting and angles, in order to create buyer interest in your home. A real estate agent is responsible for accentuating the positive aspects of your house in the listings that they post.

The housing market can either be a seller’s market, or a buyer’s market. When it is a seller’s market homes sell extremely quickly. The job of a realtor in this case may seem obsolete, however, in this situation having someone on your team who knows the market, can ensure that you do not simply sell fast, but also get the best offer. In a buyer’s market the supply of houses exceeds the demand of buyers. In this case effective marketing of your home is extremely important.

Real estate is a very competitive business and therefore requires good negotiation skills. A realtor is responsible for negotiating the sale price of your house. It is important that this is done with finesse in order to balance both making the buyer comfortable with the selling price while ensuring that you receive the best offer.
