Beyond the responsibilities of a realtor, a successful real estate transaction requires the participation and cooperation of everyone involved in the sale, including the buyer and seller.
For the Buyer in You…
There are a few steps that you can take in order to prepare for dealing with your real estate agent.
First, get pre-approved by a lending agency. You want to make sure that you are only looking at houses that are affordable. This will ensure that you do not waste the time of either yourself or you agent.
Another very important step is to decide what it is that you really need and want in a home. Your Realtor should be able to help you to know whether your desires will fit the necessities of your life, but it is important to be honest with your agent and yourself regarding what is most significant to you.
You do not need to blindly follow your realtor’s advice, but have an open mind and be cooperative, they may surprise you.
Selling Time
The main responsibility of someone selling a house is honesty. Whether your home is an ideal property, or extremely problematic, you must be up front with your realtor and potential buyers. There are a couple of main responsibilities that fall on the shoulders of a seller.
First, home sellers are legally required to provide buyers and the listing agent with accurate information regarding the structural condition, age, floor area and financing of the home. Both parties must be aware of the assets as well as the problems with the house.
Home sellers must also provide information concerning property taxes and the assessed property value.
Although providing this information to potential buyers may make sales more difficult, it is important. If a buyer feels that they have been misled about the property then they take legal action against you. Dishonesty will cost you in the long run. |
